Having a pool inspected is a vital part of the home buying process and should always be done even if the pool is closed for the winter. In most cases, the pool is the most expensive feature of the home, which means issues can be very costly to repair. Knowing these issues prior to purchasing the home allows for you to negotiate with the seller, just as you would with issues arising after the home inspection.
Many home buyers think their home inspector will inspect the pool. This is rarely the case, as most home inspectors will not inspect pools. Having an inspector who specializes in and who ONLY does pool inspections will ensure you are properly informed about the pool and any issues that may exist.
We perform no other pool services (i.e., pool openings/closings, pool maintenance, service or repairs, pool renovations, etc.), so there is never any conflict with our reporting. Some pool companies will do a pool inspection, but that creates a conflict of interest being that they also provide other pool services. We only do pool inspections, so we will NEVER try to sell you a product or service after the inspection is completed.
Our pool inspections are non-invasive, visual evaluations of the pool environment that include (but are not limited to):

- Pool Equipment: Pumps, Filters, Heaters, Time Clocks, Control Panels
- Pool Interior/Exterior: Plaster Finish, Fiberglass, Liner, Tile, Coping, Decking
- Pool Barrier: Fences, Gates and Locking Mechanisms/Latches
- Misc. Equipment: Ladders, Rails, Drain Covers, Pool Lights, Pool Cleaners
The pool inspection will take approx. 60-90 minutes. We will spend time with you at the property explaining everything that exists, how the pool operates, and answer any questions you may have. After the inspection is completed, we will then provide an in-depth report detailing everything that is present, as well as noting any issues that need to be addressed. We will make recommendations on how to correct any issues and will also estimate their costs.
FAQs
Can you actually inspect a pool in the winter?
Yes. Even with the pool winterized we can remove the cover to inspect the pool structure and visually inspect the equipment. If you’re buying a house in January, you don’t have to wait until the spring opening to find out if the pool is going to cost you thousands.
The water level looks low under the cover, should I be worried?
Yes. When the water level drops too low under a winter or safety cover, the cover loses its support. That can cause the cover to sag, stretch, or tear, especially after rain, snow, or ice buildup. Low water levels can also expose the tile line, skimmer throat, and fittings to freezing temperatures, which increases the risk of cracking and costly damage. Significant water loss over the winter can lead to pool structure and/or vinyl liner issues. Keeping the water at the proper level helps protect both the pool structure and the cover throughout the off-season.
Does a home inspector handle the pool inspection?
Usually, no. Some home inspectors may do a quick visual check of the fence, but that’s about all they do. A general home inspector is not trained or equipped to properly evaluate pool structures, underground plumbing, or leak conditions. A pool inspection requires expertise from someone who specializes in just pools.
What if the pool is frozen solid?
Ice does make it tougher. Even if we can’t see the bottom of the deep end, we can usually tell you if the “guts” of the pool are in good shape.
What if the pool inspection reveals a major leak?
We’ll guide you on the proper steps you will need to take to remedy the issue and then document these steps in our report. You can then take the report to your attorney or agent to negotiate a credit (or an actual repair) with the sellers so you aren’t stuck with the repair bill after moving in.
