Learn About Your Pool Before Problems Become Expensive

Buying a home with a swimming pool can be exciting, but it can also become extremely expensive if hidden problems go unnoticed. At Atlantic Pool Inspections, we provide professional pool inspections throughout New Jersey, Eastern Pennsylvania, and Staten Island to help homebuyers understand the true condition of a swimming pool before moving forward.

Our NSPF-certified pool inspectors have inspected thousands of residential swimming pools over the past 12+ years, including vinyl liner pools, concrete pools, fiberglass pools, and older pool systems with aging plumbing and equipment.

Whether you are purchasing a home, evaluating an existing pool, or simply looking for peace of mind, our inspections are designed to give you clear, unbiased information about the condition of the pool and its equipment.

Why a Professional Pool Inspection Matters

Pool technician inspecting filtration system in compact space, assessing plumbing and equipment for Staten Island pool maintenance.

A swimming pool is often one of the most expensive features on a property, yet many buyers assume the home inspector will fully evaluate it during the home inspection process. In reality, most home inspectors do not perform detailed pool inspections and are not trained to properly evaluate pool systems, underground plumbing, leak conditions, or pool equipment.

Having a dedicated swimming pool inspection performed before purchasing a home can help identify:

    • Structural concerns
    • Vinyl liner damage
    • Possible underground plumbing problems
    • Equipment failures
    • Safety barrier concerns
    • Potential repair costs

Identifying these problems before closing allows buyers to negotiate repairs or credits before becoming responsible for the expense themselves.

Independent Pool Inspections Without Conflict of Interest

Unlike many pool companies, we do not perform:

    • Pool openings or closings
    • Pool maintenance
    • Pool repairs
    • Renovations or remodeling
    • Weekly service

Because we ONLY perform pool inspections and leak detection, there is no conflict of interest in our reporting.

Some companies may identify issues during an inspection and then attempt to sell repair services afterward. Our role is strictly to provide an honest, unbiased evaluation of the pool’s condition so you can make informed decisions with confidence.

    Frequently Asked Questions

Can you inspect a pool during the winter?

Yes. Even if the pool is winterized, we can typically remove the cover and visually inspect the pool structure, equipment, and surrounding environment. If you’re buying a home in winter, you do not need to wait until spring to evaluate the pool.

The water level looks low under the cover. Should I be concerned?

Yes. Low water levels beneath a winter cover can cause the cover to lose support, leading to sagging, stretching, or tearing. Significant water loss over the winter may also indicate a leak or structural issue.

Does a home inspector handle the pool inspection?

Usually not. Most home inspectors perform only a limited visual review of the fence or surrounding area and are not trained to properly evaluate pool systems.

What if the pool is frozen solid?

Frozen conditions can limit visibility, but we are still often able to evaluate the overall condition of the pool system, equipment, and surrounding environment.

What if the pool inspection reveals a major leak?

If significant issues are discovered, we will explain the findings, document them in the report, and provide guidance on the next steps. This information can often be used during real estate negotiations before closing.

How long does a pool inspection take?

Most inspections take between 60–90 minutes depending on the size of the pool and complexity of the equipment,

Can pool inspections identify underground plumbing leaks?

Visible symptoms may sometimes suggest underground plumbing problems, but confirming underground leaks generally requires additional diagnostics such as pressure testing and advanced leak detection methods.

Why is a pool inspection important before buying a house?

Swimming pool repairs can become extremely expensive if hidden problems exist. A professional inspection helps identify issues before closing so buyers can make informed decisions and avoid unexpected repair costs.
